HOW LONG WILL IT TAKE TO BUILD MY HOME AT DEL RAY PLACE?

After you have full financial commitment and have made all your home selections, it takes about 24 weeks to complete your home.*

HOW MANY HOMES IN TOTAL WILL THERE BE?

This elegant upscale neighborhood will feature a total of 26 residences including 15 detached homes.

HOW MANY FLOOR PLANS ARE AVAILABLE?

There is only one floor plan available plus two unique model homes. Future townhouse floor plans to come. All detached homes offer first floor masters, office space and open concept living. Second floor offers 2nd bedroom and loft space with ample storage. These homes offer a deck or a patio for outdoor enjoyment and entertaining and full, unfinished basements.

HOW MANY BEDROOMS ARE THERE?

All units offer 2 bedrooms and office/bonus space.

WHAT IS THE FINISHED SQUARE FOOTAGE OF THE HOMES?

From 2,150 -2,600 approximate square feet of living space not including the unfinished basement.

IS THERE THE ABILITY CUSTOMIZE THE FLOOR PLANS?

WHAT ARE THE ESTIMATED CONDO FEES? (HomeOwners Association – HOA)

Estimated to be somewhere in the low $300’s per month.

WHAT WILL BE INCLUDED IN THE CONDO (HOA) FEE?

Landscaping, irrigation, snow removal, trash removal, septic and well maintenance, common areas, capital improvements, exterior maintenance and master insurance.

WILL THERE BE ANY ON-SITE AMENITIES?

Yes, clubhouse.

WHAT IS THE TAX RATE IN WINDHAM?

The Fiscal Year 2019 Tax Rate is $22.55 per $1,000 of valuation.

HOW ARE THE HOMES BEING ASSESSED?

We advise homeowners to assume 100% assessment for their calculation of Real Estate Tax. In other words, assume the total purchase price of your home.

IS THERE A WARRANTY WITH THE HOMES?

Yes – a 1 year builder’s warranty. Buyers have the option to purchase an extended warranty through American Home Shield.

ARE PETS ALLOWED?

Yes, with restrictions.

ARE WATER AND SEWER PRIVATE?

Yes. Private septic tank, Common leech field & well water

WHAT TYPE OF UTILITIES DO YOU HAVE?

Electric and Propane Gas. Two-Zone Heating and Cooling. Individual irrigation system.

IS WASTE REMOVAL INCLUDED IN THE CONDO FEE?

Yes. Waste disposal will be part of the HOA fee.

HOW DO I RESERVE A HOME AT DEL RAY PLACE?

A non-binding reservation agreement with a $1000 reservation deposit is required when you select and reserve your home at Del Ray Place. At signing of purchase and sale, a 10% deposit (less initial reservation deposit) is required to move forward with the building of your home.
